Pre-Qualification
Counseling is provided by our counselors
to help you determine how much you can afford to
borrow to buy a home or renovate your home. The
counselor will review your income, credit, employment
history and debt. If any problems are revealed through
the prequalification, we will develop a plan with
you to overcome these obstacles.

Home
Ownership Training classes are offered
monthly. These twelve-hour classes will take you
through the steps that must be taken to become a
homeowner. NHS staff and industry professionals,
including lenders, realtors, and appraisers, closing
attorneys and insurance agents, teach the classes.
These classes will demystify the home buying process.

Financial
Fitness Training
12-hour
workshops are given in which participants learn
the tools for understanding and implementing good
financial management practices.

Low
Interest Loans are available for
qualified low and moderate income persons. These
loans can be used to renovate a house that you are
buying or a house that you already own.

Foreclosure
Prevention Loans - defered
loans are available to avoid foreclosure when some
unavoidable situation has caused the delinquency.

Individual
Development Accounts are a way to
help you save the money you will need to buy a home.
Your savings will be matched up to four to one ($1,000
of your money = $4,000 matched).

Downpayment/Closing
Cost Assistance help reduce the money
necessary to buy a home. NHS has zero interest
loans available for downpayment and closing cost
assistance.

NHS
Acquisition Rehab Loan Product allows
you to obtain one loan for both the acquisition
and rehabilitation of a house or the refinance and
rehabilitation of a home that you already own. NHS
participates in this program with Fidelity Homestead,
Hibernia National Bank and Standard Mortgage.

Home
Inspections help you to determine
the renovations that must be done to ensure that
you have a safe and comfortable home. The inspection
will list everything in the house that must be repaired
and provide a cost estimate for the repairs. If
you are buying a house, this will help you determine
if you can afford both the purchase price and the
cost of renovations.

Construction
Management protects you, the lender
and the contractor by ensuring that the work is
of high quality and done in a timely manner. NHS
prepares the scope of work, conducts a competitive
bid process, prepares all construction documents,
monitors the work, and issues progress payments.
NHS specializes in the rehabilitation of
vacant and abandoned houses.

Post-Purchase
Education
is
an additional module in our financial fitness classes
for homeowners that covers insurance, home maintenance
and protecting the equity in your home.
